So I use this clause to make it clear that kind of behavior is not acceptable, then in the future as I was taught I can mail a copy of this clause from the lease THEY signed and ask them to cure the infraction.

It's my understanding that you're supposed to consider exceptions to things like minor old criminal infractions, or it could be seen as discriminatory, but the political climate for that may have changed somewhat recently. 

You can even call police and request patrols in your neighborhood if you simply see people performing moving infractions.

(I do document the accumulated infractions).Getting a tenant out due to non-payment of rent is the quickest and more successful way in NH.

In Oklahoma, we can go to a website (www.oscn.net) that provides records of any court actions (traffic infractions, bankruptcies, sued by lender, domestic abuse, etc.) for all 77 counties.  

Being an insider to the valuation industry, I can tell you these infractions are thousands, maybe millions of occurrences.Further, it is likely required a BPO be developed by a broker, not an agent, but don't quote me on that part, just food for thought.Abuse of this will likely continue until enforcement happens, which has so far not happened.

It's the Un licensed contractor who really gets dinged by the infractions!!!

I suspect you'll see it in CA before many other areas if it's left up to the states to enforce matters on the front lines.It's just my guess that HUD has other things to do and it would have to be a serious infraction before they would go after a seller/originator of a single home (especially since so many exemptions have been adopted) Most likely it will be some dealer, selling several units as thier business before HUD would be turning up.

Conversely, if you buy a home in an owner occupied neighborhood and your guests are causing problems, even if it's 100% legal and zoned properly and you're following every rule to the letter, you're still going to get hate mail, owners harassing guests, calling the cops for every little infraction, etc, etc.
