As for Columbus OH being a cash-flow area, maybe, i don't know another market to compare it to other than Cleveland which is a whole 'nother beast, Columbus might not be the cash cow the internet purports, I think there's tons of potential it might be hard to find deals if you're operating out of state though. http://www.dispatch.com/content/stories/business/2...I work for a developer in the area and we are switching from building apartments to homes/developments.

In a case where you hire a GC to do a fairly good sized rehab on a house, and something is purported to be wrong according to the end buyer (a construction defect lawsuit), do we as investors have any liability if we've since flipped it, and had a standard arrangement with a licensed and insured GC, and didn't knowingly build the building sub-par?

Before making any kind of bet on how the new center will affect RE prices, I would try to determine the quality and quantity of employment that the center will represent.The bigger news that is beginning to have a bit of an effect on RE prices around us is the proposed Foxconn manufacturing facility which, if approved, will purportedly create lots of jobs in the $50,000+ range.

FYI, be wary of advice from anyone who isn't licensed to practice law and who purports to give advice on the proper and legal handling of contracts, and who is ready to tell you what a party will/will not do as if it is written in stone.Nothing is more dangerous than someone who thinks that they know what they are talking about.All the best!

Unrelated to investing per se but relative to fundamentally addressing the real world practices of effecient infrastructure in residential buildings as a whole is the extreme and profound unwillingness of individual property owners to actually embrace and implement equipment & methodologies to mitigate the "purported" climate crisis.From my myopic perspective having to fight with residential customers who have zero knowledge of thermo dynamic, ohm's law and efficiency measures is highly hypocritical.People claim to care but are closed minded to energy saving and efficient operating homes.End rant
