I am not sure of tax rates in GA so that needs to be disregarded but insurance, repairs and maintenance, and property management will still be fees that will need to be considered.

I guarantee it will be a lot less headache than separating every property into its own LLC with separate books and bank accounts.From a tax perspective it wouldn't matter too much since I assume all of these LLCs would be single member an thus treated as disregarded entities, which means it would flow directly to your Schedule E.

And all these disregarded LLC could be owned by a single holding LLC, usually in WY, that will do all the tax reporting and give you the charging order protection to protect you from outside liability claims.

I've come across management agreements which are locked into place but for example don't have a floor at all, so they technically could walk or disregard duties / bookings and you'd be powerless to replace.
