I never charged for normal wear and tear like holes in the walls from hanging pictures, and we didn't charge for repainting. 

If you can put down carpet and repaint to something brighter, we’d be interested.

And renovation doesn't mean repainting, replacing carpet, etc.

In your case, if you are doing a complete repaint and replacing floors that would meet the definition, but if you are just making spot fixes it likely wouldn't.  

Paint was peeling so I asked PM if it needed to be repainted because I wanted the tenant to be happy with their residence.

What happens if, after your contractor completed the job, you realize that you forgot to ask him to repaint the cabinet doors in the hall bath and install two extra outlets in the kitchen?

@Matthew Greco , I repainted a tub myself, not sure what the product was called - it was definitely for tubs, though.Smelled awful and took a while.

There were many things that were not complete, for example they did not refinish the walls before repainting them throughout the house,  but I was told they would be by the project manager who was overseeing my project, and oddly enough after I get there I was informed that he is no longer with the company.

However, they repainted my living room, dining room, first bedroom, and damaged my master bedroom.
