We might come out of this like horses out of the starting gate at a racetrack; or--IF-- the bottom falls out of the service economy jobs when this Corona Virus is over the top 10 Real Estate Markets in the US--MIGHT--see rents adjust downward over the next 24 mos (12 month leases expiring and re-leasing) .

I had an easy time quitting (I was self-employed so self-insured anyway), but  a much harder time convincing myself to just enjoy my income -- it took me two years to convince myself I could afford to buy a horse.

I like how we are still looking to move forward with our lives when when the axe drops, and the horses run free.I am going on the assumption that everyone I talk to, is hammered in the media frenzy and still thinking that the talking heads on TV or your favorite FB type outlet have any clue at all.

For me, I would do the ROI on a rehab, but sometimes it is best not to kick a gift horse in the mouth with on time rent and no headaches.$700 rental and he pays $600, so 14% below market.

Everyone has to pay Uncle Sam at the end of the day, and its a much larger piece of the pie if the government can hold their horses and wait for that payday to come.Abolishing the 1031 Exchange "loophole" - as some call it - will make it rain cash to the government today, but it'll hurt the country in the long run.
