There are sometimes great smaller single family homes or duplexes for under or around $100,000 in that area (on E Lake Ave & E Glen Ave - between Knoxville and Prospect).

Flipping is hot here, and if you want drip income, you can go around Santa Clarita, or Riverside and find a multiplex.

I don't know much about other parts of Jacksonville - besides that San Marco and Riverside are rapidly growing.

Similarly, I might be in the market for ugly, brick bungalows in Riverside (if there are any :mrgreen:), with an avocado tree in the backyard, that have a cumulative DOM greater then 400 days, and that belongs to no HOA; whereas, someone else might be looking for a new ranch-style home along the beach.
