Buyer agent has giant headache, but got the deal done and has happy buyer.

Last year several successive giant hail storms (some stones as big as baseballs and one tenant described them as being the size of cannonballs) reeked havoc on several of our properties: destroying roofs, landscaping, trees, fences, decks, paint, cracking windows/splintering window frames, and even broke some bricks on a parapet wall.

But, historically, it's been great to invest in CA because we usually have good appreciation and no giant surprises regarding property taxes.

The more I hear about people starting the eviction process, the more I feel there is a giant divide between what the landlords know and the tenants.

Dealing with roommates is a giant hassle, and students are even more likely to wreck your property.Whether you choose to rent to families or students, though, you need to hone your criteria and your screening process.  

AND - if the house fell into a giant hole because of any drilling or mining they did under the house - they weren't liable.I was only 21 and thank GOD I had already studied some real estate law. 

I lived in Crescent City, CA, which has a population of around 5,000 next to the giant redwoods - it's a tourism town, and I lived in a LIHTC property there. 

Wait it out until you've lost a lot of money and time and have nothing but a giant headache? 

but I find my little giant helpful around the house.
