You sound stiff, robotic, ... the best "script" is where you have a man to man, monkey to man, woman to monkey, monkey to woman.. normal friendly conversation.Be you be normal, no sales pitch!

They were really good people and had a lifetime of memories in that house that they were happy to share, and I know that would give me an edge if a robotic vulture investor came long.  

Humans are not robots and they eventually will do want they want.  

You have to be able to read the person, don't use scripts, you'll sounds like a robot. 

Of course, Redfin and Zillow have a leg up in the residential space, but ultimately, especially in residential RE, there is a human element that can't be replaced by robots.
