A friend who has a rental property just told me that his rental was ruined by a mom and a daughter tenant who never mentioned they have two giant dogs when they applied for the house.

I'm not judging them for not having dental insurance, I'm just saying if you are from San Francisco you will have huge culture shock just driving 4 - 6 hours north.When I was in Crescent City, that was during the 2016 election and there were literally huge altars to Trump, too - giant wooden structures with huge decorated Trump signs/banners, etc.

Yes, I am very much about the total replacement, the carpet cleaner estimate I was able to get faster and he had a giant blacklight that showed even more damage than my little one did.
