They should ask you: what is your income on your 2021 2022 IRS returns; what is your FICO middle; how much cash in bank; what is mortgage on primary and if you had a modification or any forbearance; and why you did private money.

We are upgrading with Luxury Vinyl Plank (LVP) flooring, this is an appraisal point and they last longer than the standard flooring, The extras windows (free), granite countertops because once again it helps with appraisal but also last a long time and they check a box for renters, and a few layout modifications that i believe add more value and let the units work better given the site layout.

Due to the size of these stores it makes it very difficult to rent these locations and in most centers you have to divide the space which requires significant modifications to hvac, electrical, plumbing and storefronts.While this doesn’t answer the questions gives things to consider if buying one.

You want to be sure you are buying a legal unit so look for any signs that any modifications, additions etc. have or have not been made then ask your building and planning department again about that particular property mentioning any issue you question such as additions, remodels  or modifications that look suspect to you.

I tell her I'm not sure how thick the slab is and if it would support a semi....and the house is being shown as is with no modifications being made.
