I personally filed for a home health care agency where their elderly clients don’t want the service providers to come into their homes.This hits so many industries 

If you want to go anywhere in this business, you have to be fair.and this deal wasn't fair to the elderly man.

We have always wanted to own our own business and I am very passionate about real estate.Long story short - we jumped in with both feet and bought a home from an elderly couple who were hoarders.

But as we walked through the property and talked to the tenants the whole place was rented to one big poor family, I'm guessing like 4 generations, were talking about a lot of people in this place, from elderly great grand parents down to lots of little kids running around.

Ideally, we'd like to find a house with elderly owners who want to move but haven't made updates so we can add instant value (like an additional bathroom & kitchen remodel).

And make sure the seller isn’t an elder, you don’t want elder abuse on the list. 

I had expressed interest to the elderly owner of the other half right away.

or maybe i'll buy in a different area, or a different class of property (maybe very large MFR) or something like notes, trailer parks, self-storage of even something way out there like cemeteries or elder care facilities.  

Hello all, I will try to keep this as tact as possible but there is a lot to take in consideration.I have been trying to convince an elderly gentleman to sell his mobile home park to me for going on 6 months now.
