,my tenants seem to get that and appreciate that.I probably could still charge a bit more in rent. but for now I am content with how things are going ]I am in the process of designing and renovating my basement to have an apartment and I am still looking to balance my taste and propensity for design with practical functionality. 

Michael is wanting to get more involved in other aspects of the business and transition out of design, so I've started thinking about the topic. 

And hopefully you're throwing in a bunch of design, energy and environmental positives to show that the proposal is small foot print for so many more people.  

The window quote we got was $19k though, so we decided not to do it at the time.And for those wondering, we didn't take shortcuts on essentials for the sake of design.

Moving up the money ladder to these high priced properties brings with it some potential dangers and risks and in addition, requires a very experienced investor with a highly qualified team to pull off a profit worth the risks.For most experienced investors, flipping a $400k house is pretty basic and does not take a whole lot of design experience.

Out of State (Fix 'N Flip or Wholesaling): Can I really rely on someone in another state to be my eyes when assessing a moderate to heavy remodel in terms of correction of design and functional obsolescence etc.?

That is what my agent, his guess is it starts around $5K depending on # of designs.
