I'm curious about the method of delivery for fellow str investors rental agreement.

I had to deal with something similar when my tenant was supposed to be at the house for an appliance delivery, that he picked the date for.

Yeah I’m in the douglasville area I go to Augusta through out the week for deliveries on my trucking route which makes it alittle easier to be have boots on the ground

Keep the returned letter sealed in the envelope and print out the refusal to pick up status from the USPS website.Send the same notice with Delivery Confirmation. 

Fannie Mae's guidelines verbatim are as follows:Must be occupied by the borrower for some portion of the yearMust be suitable for year round occupancyBorrower must have exclusive control over the propertyMust not be rental property or a timeshare arrangement (this has the following disclaimer in the guidelines:  If the lender identifies rental income from the property, the loan is eligible for delivery as a second home as long as the income is not used for qualifying purposes, and all other requirements for second homes are met (including the occupancy requirement above).Cannot be subject to any agreements that give a management firm control over the OCCUPANCY of the propertyThis means that as long as you intend to occupy the property some portion of the year, you could absolutely rent it while you are not using it. 

Alternatively, you can offer more such as central air when the competition doesn't have it.Avoid areas with a lot of new rental deliveries.

I think Thomas is right, although his delivery may seem a little cold at times.From what you described, she has been offered great tools to understand, but she doesn't have time or interest in them.

My initial research suggests truck/semi-trailer parking is also an issue for carriers and small operators -- both at home and at the terminal point of a long haul delivery.    

The lender just needs to explain the builder up front that the funds can be wired same day as the home is set on the foundation and coordinate with the appraiser/inspector to meet at the time of delivery.
