You don't have to rent to anyone who is rude to you, or mean to their spouse in front of you, or whose children are out of control screaming up and down stairs, or who smell of pot or cigarettes or who appear high, etc., etc.You also can deny anyone who lies on an application or who doesn't complete it.

. :(  house goes to pot and then some investor or wholesaler picks it up and the cycle repeats.. these properties in my mind for the good of the community should ONLY be owned by locals who know the score know how to run them.

Tell them that you will pay it to them on their way out the door, with them taking all their possessions, leaving the place broom clean, and they sign a paper saying that they are voluntarily giving up all claim to the property.

You learn if they show up on time, if they bring someone who speaks for them instead of being able to speak for themselves, if they show up with an entourage that reeks of pot, you can walk them out to their vehicle to see if it's full of trash and filthy, if they smell of smoke, if they are a couple and argue about everything loudly, if they have screaming, unruly children, if they don't ask about normal things like where is the laundry, what's the parking situation, how big are the closets...all things that point to someone desperate.
