When I see these court cases, I think of my friend and all his made up bills, and say to myself, guess they have a point.Then I had triplexes that I drop by monthly to take a look, sweep up sidewalk debris if I see any,  and write up a $150 bill for each inspection?

Well, since 2016....The city of Nashville has added the following changes to building codes:-Tap fees have quadrupled-Underground utilities are now required-Sidewalk impact fees are required-Urban development overlays have been implemented-2018 IRC has been adopted (HUGE expense increase)-Density restrictions have been implemented-Permitting went from a month to UP TO 6 MONTHS!!!!

I’ve already temporarily addressed the leaking issue (crack in side walk and clogged rain leader pouring water into it) but could work on doing more external sealing work around house but the basement is a big pain point for me right now.

Check to see if you have to install any manholes, fire hydrants, curb, gutter, sidewalks, street signs, street lighting any specific street design or access requirements, Check DOT requirements for access, stop lights and permits, traffic studies, DWQ requirements for permits, permit fees and time frames.Once you have an idea of what you can build and what is required in terms of permitting and infrastructure you want to talk to some civil engineers and commercial general contractors that do the type of projects and build the type of buildings you want to build so you can get an idea of costs, time frame and requirements.
