(Many people will side with @Bruce Woodruff here because he's right... those tans and creams do create a more cozy environment. 

I looked at Cozy and Avail but they didn't do it for me - couldn't add a leasing agent and contractors, text message to contractors, and tenants didn't like the higher fee for their credit report.

I use Cozy for online payments.

The particular street I bought on is not a through street and the traffic there is confined to the people who live there.

Rent hasn't been paid for this month so far and neither one has signed up with cozy, as requested.
