I actually think that was a very concious effort by the Ca state legislature to put into place punitive measures for landlords who are seen to be attempting to shield themselves from liability for conducting irresponsible rental activities.Quite likely a trend to be seen in other states in the future and another reason not to have an LLC for most mom and pop landlords. 

But no student come now due to virus pandemic. 

I would join Legal Shield and they will go over that contract with you for no additional cost.  

A property tax appeal, although helpful at times in reducing the amount a taxpayer will pay, does not shield you from the tax hikes being discussed in this forum post.

This is like any other virus - only 2 options, 1. the suceptible die out and 2. herd immunity.

The corona virus lock down has sparked an economic calamity that we still have not yet seen the worst of.

With the virus, the Dollar rental branch closed in my town, and being off grid, I didn't have any utility bills for Enterprise.

Fear of job losses, fear of higher taxes, fear of a virus, fear of having something taken away from you like a gun (double fear, because first they take something from you and now you are left without protection) are powerful manipulators.
