We both have jobs in Houston we arent looking to leave, we just want someone else to help up pay for a second home away from home.

I have 2 jobs and 2 kids, so I’m saying no to these.When I look at SFH in higher cashflow markets: an example of my underwriting is:- SFH all in 120k, rents 1,200.

Currently have a remote job in the US (Rockville, MD).

Investing out of state and hiring contractors, what can go wrong with that, understanding how to budget, timeline and make sure expectations are aligned2 Most people start with C rentals and use occupancy rates of 95% - good luck, that is not realistic and when you only rent 10 out of 12 months and are not cashflowing, people wonder why. 

Because here is the reality, coming from an industry insider: the tax professionals who take such audit protection cases from those national tax companies are paid ridiculously little money for these jobs.
