Account Closed I appreciate your input, this is my first property and when I say it wasnt a screaming deal I don't mean it was a bad deal by any means just that I didnt aquire it through some sort of avenue like direct mail marketing where I bought it 40cents on the dollar, thats all.

And once the hedge funds came in the opening bids got bid up 100% the screaming deals became no deals.. or small margins.

So Brandon, it is not as easy as you make it out to be and unless you are getting absolutely screaming, killer deals, it doesn't work without bringing a good chunk of money to the table. 

So not a screaming deal, but not bad, and a small amount of money to risk on this.

You gave Joe 3 months and he didn't sell you a home, that's on him.(2) As addendum to #1, I'd say it's fair/reasonable to buy with Realtor Fred, not Jane or Joe,  even if you've never viewed a house with Realtor Fred, if and only if Realtor Fred in the meantime finds you some screaming deal that Jane or Joe wouldn't have had access to because it's not on the MLS, or any websites, and it's from Realtor Fred's personal connections / network / marketing / whatever. 

These are deals with absolutely no chance I could’ve closed when I was new, and the situations are unique to every deal, so there’s no way you could teach all of it in any type of course - and ‘How to help the seller break up a brutal dog fight in the front yard while the neighbor comes out screaming “I got a gun!

3)   I have a little saying.. you have 5 minutes to freak out, yell, scream, cuss, whatever, then get over it, deal with it, fix it.. move on.. you can't stress yourself out, bad stuff will happen-- guarantee.
