So this false sense of virtue that Tom has, that you're not supposed to get the very best deal you can because "profits are evil" is manifested by people who "thrive of judging" versus doing. 

However, if you believe your job is a hindrance to either your real estate career and or time with your family and you can either survive or thrive financially I would recommend you leave it immediately. 

That is still the weakest part of our rental market and it was thriving prior to that.

@David Edwards I read three sections in combination and drew the conclusion that a detached structure in lot less than 20,000sf can only be used for storage, greenhouse purpose, and in lot larger than 20,000sf they can only be used as Guest Cottage for non-paying occupants.

Here in the PNW, most or our electricity comes from hydropower, so my car is almost entirely greenhouse free (yes, I know, the salmon are suffering).

I did the course in March of 2021 and I went from zero to having a pretty large and thriving RE portfolio! 

I just don't see a business model thriving when you are in the hole 25% every year.

However, Columbus, Ohio, is indeed a thriving real estate market with numerous investment opportunities, and it's a great place to consider for your real estate ventures.
