Hmm, Maryvale - If Maryvale had been built with an HOA, it would be Arcadia. 3rd generation Phoenicians thumb their noses, old heads remember water problems, while people relocating from NY/LA/Chicago think the crime rates are "cute".

Basically it seems like finding someone "ignorant of the process" enough to sell for a price cut to you (but secretly to someone else would be like finding a needle in a haystack.Wouldn't just being a legal Realtor bring in more money with the same amount of time and effort--due to more available potential clients?

The area is booming and looks rough (still some gunfire but no needles) but lots of development in the area and good rent rates.

I finally gave up and sold last year ... that was a very happy day for me.I would say you have to find a great property manager (which is beyond needle in a haystack) or try to have systems to self manage but will still need a great RE agent and contractors (yet another needle in a haystack).

I was just flashing on  TOD   Top of Decent  IE the point at which you push the nose over and head for terra firma..

The guidelines are a bit ridiculous, but if you can thread the needle, you should get what you want.
