Hello @Devon Spooner ,My thoughts on this must begin with a strong caution against to much forecasting,   It is a worthy effort but its only a piece of the puzzle.    

You are missing too many pieces in this puzzle and are relying on multiple professionals.  

Things like that.There's a lot of missing pieces to this puzzle.

All of these measurements are just pieces to the puzzle.

Something like...Wait, so it would be my JOB to solve math puzzles and work the rules/loopholes to help the folks I'm working with, and as long as the math is real and the loopholes legit, I can't get in trouble for it?!

Still working have many puzzle pieces in motion and am hoping there will be some payoffs at the end of this year and going into 2018.

Don't know all the details, but excited to figure out that piece of the puzzle.

I'm new to rental property purchase and puzzled about the following. 

@Bradley Lee - Unfortunately an idea is only a very small piece of the puzzle.  

Part of the puzzle is that we have not sold our current home - and would need a place to live in the interim while remodeling...I have already been investigating loan programs, local banks (fnbalaska.com) offer a 2-close construction/remodel to long term option that is costly, but works (I used it for a 2004 house to tri-plex and short-plat option).
