Major projects may not be your cup of tea and may consume too much time and money at first so pick and choose your battles/headaches. 

Our units had everything from towels, furniture, cooking utensil to plates, cups, and toilet paper for each unit. 

Crows are brilliant ~ feed them peanuts and let her go out and shoo them away, corvids take her car windshield.Grandma comes to visit and asks for favors every hour: cup of sugar, how do I open my phone, can you help me ?

I had one str for one month.. then sold it to someone fully furnished and they are carrying on.. not our cup of tea.. we find fully furnished long term rentals to be our cup of tea premium rents PREMIUM tenant quality and returns that we are happy with. 

I’m a card carrying republican/libertarian so obviously the political landscape of California isn’t my cup of tea.

Weak link in the plumbing... it's probably not the actual toilet. 1. put 1/4 cup baking soda in toilet bowls and sinks 2. then a cup of vinegar, it will bubble, let it sit an hourflush, rinse sinks with two cups more or less of boiling waterThis should cut out the bacteria high up in the drains for a couple weeks.I would give the tenant a big box of baking soda and walmart gallon bottle of vinegar and notsend a plumber.

Could be broken/never fixed. the CUP shows a use for HVAC on the building's roof, but google images arial view show no HVAC unit on the roof.Met with the owner last week.
