Given that you can always go with radical transparency--take a leaf from @Steve Vaughan and give your numbers, say this is the max where it can work for me and indicate that even though the offer has a formal closing date of X hours you would be happy to honor it if the sellers can make the price work.

Maybe you will see one in my area every 5 years kind of like a 4 leaf clover more then a unicorn.  

I would say the rental season is much shorter than Bryson City's due to not having the train traffic in the post leaf season, but it is certainly pretty over there.
