If you refi for 360k, you pay off the note for 250k, you pay yourself back for the 100k down/rehab (50+50), and end up with 10k extra (obviously that will likely be soaked up with closing costs/etc)....

Sorry I’m kind of all over the place Im just trying to soak up as much as I can and pick your brain some.

I've been soaking up information for several months now trying to arm myself with the tools I'll need in order to start finding great deals and making a steady flow of passive income.

From my agricultural roots, I think of planting seeds and eating the resulting vegetables and fruits (or killing and eating the animals that eat the vegetables and fruits).

Why is does this sow the seeds for future failure?
