They also have no say in the brokerage operations so much but to listing matters on the system, just saying, they have no authority to or obligation to point out issues of state law, other than pointing out ethics violations perhaps with respect to the Board.I'd suggest you speak to the Board of Realtor's attorney, not an employee.Right or not, I see this, doing a wholesale deal without title as a Realtor as an arrangement that facilitates a net listing. :)

Facilitating deals puts them in the realm of real estate agents, just without the licensing/ professional standards associated with being a professional. 

We also work with several assistance agencies that ask us to reach out to them prior to an eviction so they can help us facilitate a cash for keys deal.

Account Closed A point I hadn't read being made is that it is not an A-or-B option of agent or no agent, there are more forms of agency a person can utilize such as a facilitator agreement so that in the transaction it's a safeguard all legal contracts are being correctly utilized to effect a legal, known transaction vs some sneaky terms snuck in or more commonly, important legal measures left out that come back to bite a person in the end.

For me it is to use those funds to facilitate transactions that either aren't lendable or maybe are, but need short timelines.

You may have to put some of your own cash into the deal to facilitate closing. 

So now that agent you thought you were hiring is actually just the name on the listing and someone else is facilitating your transactions.
