What I have found to be the most appealing to customers is a blend of aesthetics and amenities.

Now there is a chance that if somehow you could get it from the Church at a good price, that if you were to build there you could uncover a  HAZMAT situation sending construction costs into a potential project killing situation.With only enough savings to survive for 6 months if I had to stop working, and a credit history that is not great after starting my business in 2008 on my own at the age of 24, it took some time to calibrate. 

But I will also admit, it is blended.   

I'm reading (or, in this case, listening) to "Never Split The Difference" by Chris Voss, one of the things he says is that in any negotiation is the "Black Swan" the uncovered reason for the action.

You want to first clarify your strategy.. is your primary goal positive cash flow per property, rapid or total value growth in say 5 or 10 years or some strange blend of both.

The Columbus market is also a strong hybrid market with a blend of cash-flow and appreciation.

I remember listening to Linkin Park as I walked home from middle and just being in awe at how they blended those sounds together.

I polyed the board, and it actually blends pretty well, but lesson learned, always save extra flooring!
