You can charge upfront admin fees for cleaning pest control. 

I would also give them a notice for some of the dirty conditions, if you think it will lead to vermin infestations.

If you do an auction, be ready for pretty much everything to be wrong-- expect HVAC stolen/pipes blocked/rot/pests/stuff.   

(btw I don't know how hogs are in Michigan, but here every Oklahoma county is considered "infested" so we get free reign all year to go hog-huntin'!)

To me a war zone is essentially an area infested by drug and gang violence.
