There were tooth brushes and shave cream in each bathroom.

The numbers on that property were actually quite good, the building was the sort that I would be very interested in, but the neighborhood was going down instead of up in terms of residents - I guess your nose for that stuff is pretty good too!

The sooner the better too, the more time goes by, the larger the correction is going to be.

I have done this many years ago, and there were problems; like some things were missing from my room, someone eat my cheese, toilet seat was left up, who used my tooth paste ----- they are playing their radio too late, strangers entering the building.Sure you can increase your income - but not worth the problems - you just maybe want to get better at making offers on properties you can control at wholesale prices.

The process started in mid-Jan 2020 and finally concluded on April 8, 2020 when I met the notary in-person (with mask & gloves) to sign the large packet of closing documents in the backyard of the rental unit that I live in.

I'm also chatting with them too.  

But at the same point, when I do show it, I am waiting until current tenant is out, and I will be wearing my mask and keeping my distance.

Literally, keeping a clean reputation will be key to mfhs.( like all great things that go up, they will come down , too.)
