Real estate is not rocket science, stop treating it as such. 

It's not an exact science since all homes are unique, but after a while you'll get a feel for it, just like SFs.

A more holistic approach that is more art (experience, knowledge, and feel) than science (spreadsheets), but it comes with time.

There is as much art as there is science to all of the above.Neighborhood classifications are the same way. 

Remodeling real estate is just as much art than science.

Tenant screening becomes a bit more of an art than a science when the status quo for the location is low income and bad credit.

I flip 20-30 homes a year and there is no real science to it.

If you had proper reserves in place, you would have stayed on track.This is not an exact science.
