I am almost finished with a great book, "The Self Directed IRA Handbook" by Mat Sorensen, who is an attorney, and has been a great resource thus far for educating me on the dos and don'ts of SD IRAs.

In many areas its risky to rent the garage as its technically illegal and the renter can rat you out anytime.

Recently (last week)  i added door sweeps, weather strips to all exterior doors and door sweeps to all interior doors which needed them, bought them plastic to install over (new) windows. and have scheduled to get the furnace cleaned professionallyThe market rate of the apartment is 875 and i  am renting it to them for 800 should i be concerned that they are upset about high electric bills,  given i have done more than a slum lord to ensure they are happy and they are 75 dollars under market rat?  

There's plenty of opportunity in and around the area, depending on your risk tolerance of course, and hoping to expand my portfolio to get out of the rat race and enjoy life.

Mat,You just admitted for everyone in the world to see that I first asked for my money back on February 7th from @William Fritz (who contacted me on here). 

I used a mom and pop property manager that ended up costing me many thousands in loses, not to mention I could have been sued because he failed to respond to tenant complaints and did not fulfill his legal obligations to maintain the properties and take care of repair requests, including an opening in one of the houses that was letting large rats into the home, only to have the father pulling his baby boy out of his crib because a big rat was on top of his son.
