I intend to waive the minor inspection items (such as creaking floor, handrail bolts, etc.) but I was hoping that the Seller would be able to repair the following list of items: 14012: Replacement of decayed siding as identified in inspection report (at southern façade and above the evergreens around entrance).

WSHFC is a non-profit dedicated to helping every Washingtonian own their own home, and this program allows us to take out a loan with 3%-5% down, then get up to 4% down payment assistance so the cash required to close is super-minimal (as little as $6,000 in some cases, depends on the purchase price of the property though).Pretty much everyone on BP has heard of Househacking by now, but to recap, you'd be finding a house with separate entrances or a tall basement that can be rented out "by the bedroom" or even "by the unit" if you wnat to maintain your privacy.

In my limited experience opinion, the backyard cottage would need a "single family house feel" with separate yard, parking, and entrance to attract people who need two bedrooms versus single younger tenant who might not care so much about the "feeling" and only needs 1 bed.

It's a fire-hose of people with virtually 0 prospect's of ever doing anything REI, with little to no resources, chasing some "e-z" button, as many are financing there entrance into how ever many bazillion monthly payment's to keep it, from what I have heard, a couple hundred bucks per month or so.
