Education, growth, expansion!

Don;t buy a commercial business (commercial is only a business, not a property) unless there;s expansion, or improvements or fixing something that's broke that can double the NOI.  

The expansion on that will be that I own a commercial half acre in a good location that I can divide up into four lots and build two townhomes on each one.

There is continued expansion to the 429 toll road network, the "Wekiva Parkway" that will eventually be a direct shot connecting I4 at the 417 down through Apopka to Disney, the turnpike, airport, etc.

@Dashiel C Neimark Google ST2 (the existing expansion into North Seattle and the Eastside, and some parts of Tacoma, trains rolling in 2-3 years) and ST3 (the longer-term expansion into West Seattle, Ballard, and some parts of Tacoma, Trains rolling in 4-12 years).The route is set for the most part, with some notable exceptions.

@Mark Ainley and @Jonathan Klemm, thanks for the Mention.Account Closed, I've definitely been hearing chatter regarding the expansion/removal of area limitations for the ADU Program; and even that a modified proposal was being presented to City Hall. 

I think those areas sound great especially considering the expansion of the light rail system which will make commuting into Bellevue and downtown Seattle a breeze. 

I keep my rehab costs as lean as possible to retain cash for expansion, but some stuff I just don't want to do. 

With the GVSU expansion and the GR Forward initiative you should been keep your eyes on the neighborhoods west of 131.

Proceed only if you are confident in an economic expansion in the area.
