(i'll live in one of the 3 bedroom apartments) so that's 11 bedrooms I can rent out on STRs should close by November and moving down to manage, eventually automate the process and crew .. quit the rat race in NYC and apply for Act 20 for tax advantages ...

I often hear people say they want out of the rat race, want to make six fixture, be a millionaire, etc., but none of these ideas are sufficiently powerful or specific to make people sacrifice the needful to achieve them.

Most young people make the mistake of getting in the "rat race early" after going to college, buying a brand new car, then trying to move into a fancy house, big fancy weddings, buying expensive furniture and financing everything under sun on credit then they work for someone or some company till their kids graduate college and never save a dime till the day they die.

Some of the benefits are affordability for the new investor who wants great cashflow to get out of the rat race, is small enough to not be on the national radar per say, which lessons competition (where I started), and is still big enough to scale (where I am now).
