Of course college will teach you great things but to add, many times, after college comes grad school and so forth.. which might seem like a never ending journey (rat race journey) that may come in the way of your investing goals.

Some of the benefits are affordability for the new investor who wants great cashflow to get out of the rat race, is small enough to not be on the national radar per say, which lessons competition (where I started), and is still big enough to scale (where I am now).

More than four months rent were lost between missed rent payments and legal fees to evict the tenant.The next tenant was much better, but had frequent complaints regarding legitimate problems: -bathroom sink hot water knob that didn't work -rat urine smell coming from the vents -water leakage from the toilet(I understand that problems occur, particularly with properties of this age, but it was surprising/disappointing considering I paid Ohio Cashflow $64.9k for a property they bought for almost half the price, then, even after having done improvements, still required frequent repairs.)3) Property appreciation I bought the property for $64,900 and sold it for $48,5000.

Thats right, I'm back, again, ready to infuriate some more of the tinfoil-hat-brigade and their desperate pleas that the sky is falling and we all must sell everything now for half of it's value or else as we will all be living on ramen and rats in the coming months.

I have have seen tenants who have had millions of roaches walking around them and rats falling on them while sleeping.
