Using an LP, capital gains treatment are preserved.  

The existing triplex is also situated forward far enough on the lot to allow subdivision of at least one maybe 2 RSL lots while preserving that structure,  which is in good condition owing to the last 14 years of my elbow grease.I would be more interested in pursuing some options around this myself except for my lack of enthusiasm for increasing my exposure to seattle rental regulations and high cost of construction/permitting.

I am SO happy they didnt just follow any random advice and preserved their capital, and are building a legacy.

Exterior preserves your property.

New investors, esp out of state, should look for reliable, consistent cash flow and capital preservation.

I'd be putting these things in, and then share with the neighbors what preventative measures you've put in place to make sure you are helping preserve the neighborhood.  

I have found a house where the bank is paying a preservation company to hide the mold.

If your goal is to generate passive income, you may want to look elsewhere or find your own off market deals.If your goal is simply to preserve your nest egg, the Bay Area would be a good place to do so.

Most forget to always keep preservation of captial over the ROI.
