As stated above, it's worth working with her if she's a good tenant - keep in mind what you'll have to do and pay in order to get the unit rent-ready and finalize a new tenant, plus the fact that a judge may very well not grant an eviction if the tenant can prove that she's not receiving any income through no fault of her own.

Once you have the contractor picked and the final numbers, thats when you can get a "subject to" appraisal, which appraises what the property will be worth after the work stated on the scope of work is complete.
