@Edward Toomey V It's unfortunate you had that experience with a software purposed for landlords; however, I'd hate for you to give up on software designed to work for landlords and ditch to QB.  

Not following the rules can trigger audits or penalties.Business expenses: Just because something seems “business-related” doesn’t mean it’s fully deductible.

I want to self manage but was wondering what software to use that’s reasonable.

@Sasha Leans - I've not experienced this with them specifically, but I have run across other software / saas providers who employ this tactic.

I've found it very easy to use and helping with keeping everything organized through their software.  

There are two stages/options of showing assistance software:1) Scheduling: for any landlord with 20+ doors or a PMC will find trying to coordinate scheduling showings with prospects is a HUGE time-suck.

Managing multiple notes and interest schedules is getting messy. What platforms or spreadsheets do you rely on for amortization, investor reporting, and cash reconciliation? Open to paid tools or templates.
