Turnovers with good tenants suck, but to me it was great that a family was buying their first home and vacancies happen.

There are also some up and coming zip codes in east Charlotte that have some good buy and hold opportunities. if you're looking for a buy and hold I would also suggest looking at resales where you need to do minimal work to get it in shape to rent and be open to other builders.

A practical approach is to weigh whether the extra $200/month cash flow and appreciation potential outweigh the added workload and risk, and make sure the numbers still work if unexpected expenses come up.

@Mark Soreco the good news is if you're buying 5+ units, the building needs to qualify on it's own for financing.
