Attend local meet ups.

We have young people attend our meetings, as well as old folks...everyone is there to learn and network, and I aim for it to be a no-judgement zone.  

showing any true profit or 'cash flow' in the first few years is just making things up and ignoring transaction and holding costs.i get the appeal of midwest prices, but if at all possible i'd encourage you to stay within a couple hours of where you live.

Typically you need 40 or more to have enough money and work to hire a full time PM and part time maintenance person.A few meetings you might want to attend to hear about some failures and successes of investing in MF coming up. 

I have been attending a bunch of meetups to try and network with others that would have a complimentary skillset to mine that could be a good partner.

Also, try to attend local real estate meetups. 

If you go this route, then I'd recommend giving them a couple of months notice to find a new place.
