I am finding it hard in the Smokys to find a property to have our requirements (views, great design and quality construction) for a reasonable price.

This is further driven by people seeing high % cash on cash yields and not understanding why the asset is priced accordingly. 

I mostly agree on design, there are ways to have a timeless design.
