My hair dresser is a tenant, my current handyman was referred by a tenant, I rent to the children of subcontractors I hire,  I rent to my the children and friends of my current tenants, I refer tenants that need help to agencies where I have tenants working, I eat at the restaurant owned by a tenant.

If it would support being a living area (dry all year round, decent height ceilings) maybe make it into a TV room or a 2nd living room with some faux stone, apartment carpet and 2nd hand mirrors from over old dressers.

Marcus and I have not touched base in a while (we should do that), and I'm not going to pretend like I know everything about him, but I know he does more than just serving as an agent and is always expanding his own business so, maybe he could be of some help to you.I like many things about Marcus, and not only that he's a pretty snappy dresser (for Wisconsin standards anyways - lol).

You are sounding very agist and sexist.....Eta: they have lots of work opportunities because that kind of work is needed everywhere - so it would be easy to get a job - kind of like a hair dresser, accountant, etc

If you get notice prior to inspections, you could pre-inspect to make sure there is not a bed and dressers in the room.
