I do not know how others do underwriting, but my underwriting includes sustained PITI, maintenance/cap ex, vacancy, PM , bookkeeping/tax person, asset protection, and miscellaneous.  

You don’t have to go into personal details — just keep it simple:“I’ve been appointed by the county probate court as conservator for [Mother’s Name].

It encourages pride of ownership and reduces headaches long-term.In general, I prefer managing trash service myself (and passing the cost along) rather than leaving it entirely to the tenant — that way the property stays presentable, and you’re not stuck dealing with surprises later.
