If I were to come into $1,000,000 I would look for a property that is 45+ units in size with a "B" upside potential after moderate improvements (new appliances, new hardware, lighting upgrades, new flooring, bathroom updates, etc.).However, if I could not find a suitable project that size, then I would look for 2-3 properties that are the current size I am used to working with.

You develop the labor list and you send tradesman as needed to the project.To operate like the above, you really need your own money, like 150k - 200k+, or you need a PML that can step in and be your wallet on notice.

Kitchens are the same way, make sure everything works, replace the faucet, make sure pipes are clear, flooring, clean up/refinish cabinets and add new hardware makes them pop.
