You’d basically be betting that appreciation and rent growth make up for low or break-even cash flow early on.

I will say that statewide, legislation has made owning rental properties a much higher stakes proposition. 

We tried to make it work, but at the end of the day, it just didn't make sense.Moving forward would've meant putting our investors' capital at risk and hoping we could make up the difference later. 

just to make up numbers... if a property is listed with an ARV of $250K, and needs $50K worth of work, it's priced at... $200K. 

Cleveland Hts, Toledo; all the rust belt cities are considering this kind of legislation.     100 year old homes can be charming, desirable and more affordable than a new build but look to local laws.   

As it happens the local legislation forbid anyone evicting for missed payments.  

The GENIUS act is legislation to really give it some credence.

A good PM can not operate profitable below 8% (or by charging you excess fees to make up for it).
