Does anyone know what the per square foot cost is to build new single family homes either builder-grade or mid-grade for the Northeast Florida/Jacksonville market? 

I'm new to multifamily real estate investing, highly interested in the Albuquerque area.

I have a complicated and overly simple Pro Forma template but would love to find one mid ground that would work for small multi family 10-30 units ish.

We're getting ready to refinance this deal.Lender is getting their $250K plus interest (no monthly payments).We're borrowing $300K (cash received at closing $50K minus closing costs).Cost to build was around $260K.Cost of the land was around $40K.Equity capture is high five-figures, close to six-figures.What's your biggest hang-up with NEW CONSTRUCTION?!

I am no longer crawling through the basements of distressed properties and did quite well in the last years with new construction.

New construction has the biggest margins and it's where all the big players are active right now! 

I am new to real estate investing and looking to connect with any local investor.
