@Jonathan CopeI can relate to some of the things you said, only as a resident of NY as I have very little knowledge in RE.Commercial real estate is certainly in a decline, if not only because of the greed of commercial property owners,overall vacancy rates doubled from 2.1 percent to 4.2 percent between 2012 and 2017 in the borough.

I'll be relocating to Minnesota this summer and grew up in Central NY (Utica area) so these are my two areas of focus currently.There's an overwhelming amount of information on this forum about different strategies but I've decided on direct mail marketing to apartment owners in Oneida County, NY as my primary focus.

And we just like real estate...We live in the center of the Adirondacks in Northern NY, a beautiful but slightly economically depressed area.

These deals end up in circuit court, a judge in Arkansas may have an entirely different finding on the same deal than a judge in NY.
