But the general public or one off investors starting out like yourself can call the customer service line and ask for a TRIO a Trio is a copy of the last recorded deed a copy of the assessors tax page and a plat map.. they will have it to you with in 2 to 3 minutes via e mail generally its just a couple of clicks for you..

Also ask tenants if there are any recurring issues.Typically when completing the due diligence, you'll have a chance to see the current Sch E, which will list utilities if the owner is paying anything.

On schedule e, you should not list the same address or two separate properties. there's a great episode on tax smart real estate investors on this topic that goes into more detail. it's generally easier to qualify if you have one dedicated property to just short term rentals
