Who to hire / ballpark:• Real Estate savvy, Tax strategist/CPA for planning • Cost seg study (condo STR): fee depends on size/firm dependent• Estate plan (revocable trust package)• Hourly attorney (LLC/lease/risk)I would suggest start with a 60–90 min tax planning session to map the 12–24-mo plan, then loop in attorney and (if green-lit) cost seg.

There are several properties I have looked at this past month less than $650k that can produce over $100k in rent. 

But within the past 2 months I have gotten 5 properties under contract to sell and I have either purchased or gotten under contract to purchase 6 properties at around 65% - 70% of value.

Other times they are trying to pay down their past due balance, and they aren't allowed to pay more than the monthly rent unless I log in and manually set up a new invoice for them as a one-time payment which is a headache for everyone. 

I also think that in a worst case scenario, if you are attempting to occupy but just need to finalize the eviction process, and it goes a little past 60 days, then you are in full compliance with the intent to occupy and the lender will probably give you some leeway.

Occupancy has stayed pretty good, but days on market has gone up the past few years and leasing has been tougher.
