Is it Just me or is the market for SFR the BEST it’s Been in Years?

I don’t know how all the other experienced investors have been doing this year but my motto this year has been stay alive in 2025 - both literally and figuratively. I’ve had close loved ones pass away this year and I know of many others that have passed away too. And in business, I went from buying around 20 properties and selling around 20 properties from my portfolio a year to selling around 4 properties in 2024 and the first 9 month of 2025. But within the past 2 months I have gotten 5 properties under contract to sell and I have either purchased or gotten under contract to purchase 6 properties at around 65% - 70% of value. And some of these don’t need a lot of work. I’ve been able to offer wholesalers $10,000 to $25,000 below their already discounted prices and for the most part, I have been getting those properties. I have been able to get better deals today than I have in the past 2-3 years. And properties that I am putting on the market are starting to sell faster. Is anyone else experiencing this sudden uptick in real estate in your businesses within the last month or two?

I purchased 2 properties this year at 70% of as-is appraisal value. Bought another at 58% of ARV. Purchased 3 from a new home builder at fixed interest rates of 4.25%, 4.25% and 4.75%. Bought another from a tired landlord for $20,000 less than asking. And sold a rental for $300,000 after paying $89,000 for it 21 years ago. It wasn't my biggest year, when I bought 39 properties and sold 35 properties, but it was good enough.
