The only reasoning I can find for self-employed vs W2 at this point is a refusal to live up to the standards required at a W2, such as show up on a set schedule.

I would normally research and speak with at least three contractors before making a hiring decision. 

At this point, im looking to do this full time and 100x more efficiently.My thoughts:-I want to hire 1 VA for cold calling and tracking everything and whatnot.- I want to keep propstream for specifically pulling lists (i think?)

Only a wholesaler would even bring up the concept of wholesaling; the general public does not even know this exists.

When you analyze this property, you need to look at the true cash flow after you fully rent it out.

Clear lake  can maybe sneak an older lake front in for 500 to 600k..

this community has so much good info and real experiences to learn from.

I think operators require special licensing most traditional real estate investors do not have.I peaked at the Sober Living web site.
